What to Expect
At Three Six Ventures, we purchase housing as long term investments with the intent to perform necessary renovations and prepare the house for rental.
How does this benefit the homeowner?
Our value is in providing a fast and informed sale, where we cover all closing costs. This is a savings of 7-8%, equal to $40,000 on a $500,000 home when compared to a traditional sale! This allows both us and the homeowner to save money.
Step 1
The first stage is an introduction conversation, usually by phone, where we will gather information on your property, and give you an idea of what we can offer. If the offer is agreeable to both parties, we schedule a home visit.
Step 2
At this point we will take a brief tour of your home. Here we are looking to get an idea of what our renovation costs would be.
Step 3
Now we have enough information to enter into contract.
Inspection
In Florida, there is an inspection period to inspect the property for major issues that can affect the integrity of the house. At this stage, a certified home inspector will view the property.
Major issues include:
Major Roof Damage
Foundation Damage
Water Damage
Mold
Whole House Replumb
Closing
We can typically close within 30 days. We will work closely with you and the title company to ensure all documents are prepared and arrangements are made for closing day.
We cover all closing costs, typically 6-8% of sale price. You will get the full agreed upon amount on closing, with no fees, commissions, or hidden charges.
